DESIGN EXPLORATIONS, NOT ANNOUNCED LOCATIONS

The tropical garden village is one expression of Navabiome. India’s many landscapes call for different homes, planting and weather protection. Tell us the city or state you would like us to explore.

WHAT YOU GET OUT OF IT

Your own home.
A fuller life around it.

The benefit we’re building towards: privacy, connection and a practical way to change homes while keeping the life you’ve made.

01 / A PLACE OF YOUR OWN

Privacy and independence.

A self-contained condo, cottage or single-family courtyard home. Your front door, your routines, your choice about when to join in.

02 / MORE WITHIN REACH

Life beyond your front door.

Gardens, neighbours and gathering places, with shops, dining, cinema and rentable workspaces planned into the community. More opportunities to connect, work and spend time outdoors.

03 / ROOM FOR LIFE TO CHANGE

A move without the usual fees.

Move or upgrade within Navabiome with zero real estate transaction fees under our planned policy. Change the home that no longer fits while keeping the community you love.

Each location will have its own mix of homes, amenities and services. Shared access and separately paid options will be explained before you commit.

HOW NAVABIOME IS INTENDED TO WORK

Put down roots.
Keep your options.

Different homes, shared places and an ongoing community team. Here’s the proposed journey from first interest to a home that fits your next chapter.

  1. START HERE

Tell us how you want to live.

Share your preferred Indian city or state, home and way of life. Your interest helps shape the first community. Joining today is free and carries no commitment.

  2. WHEN A PROJECT IS READY

    Choose with the full picture.

Review the location, available homes, ownership or rental terms, total costs and community services. See how moving within the community would work before you commit.

  3. ONCE YOU MOVE IN

Make a life, on your terms.

Settle into your own home. Enjoy gardens and gathering places, rent a workspace when you need one, and join the parts of community life that appeal to you.

  4. WHEN LIFE CHANGES

Find the fit for what comes next.

Review your needs with the team. Adapt your home or move to an available home nearby, with zero real estate transaction fees under the proposed internal-move policy. Suitable interim homes could bridge the timing.

PLANNED INTERNAL-MOVE POLICY0real estate transaction fees
for moves within Navabiome

A new chapter.
Without the usual transaction fees.

Moving, upgrading or downsizing within the Navabiome ecosystem should not come with the usual real estate transaction bill. Our planned policy is for Navabiome to handle or cover those fees, so residents pay zero.

Any difference in home price and changes to ongoing charges stay separate.

This policy is in development. Before offering it, each project will explain how it is funded, what it covers, and how local taxes, financing and third-party costs are treated. External sales have separate terms.

THE COST OF STARTING OVER

What could a lifetime
of moving cost?

Fees can follow you from one life chapter to the next. Explore how selling brokerage alone could add up across your moves.

ILLUSTRATIVE INDIA SCENARIO · RUPEES, LAKHS & CRORES

SELLING BROKERAGE IN YOUR SCENARIO₹8,00,000

4 sales × ₹1,00,00,000 × 2%

₹2,00,000 per move, before other transaction costs.
WITH THE PLANNED INTERNAL-MOVE POLICY₹0

Real estate transaction fees paid by residents.

The modelled brokerage could be avoided if these moves qualify under Navabiome’s final, funded internal-move policy.
Move 1₹2,00,000
Move 2₹4,00,000
Move 3₹6,00,000
Move 4₹8,00,000

In your scenario, 4 sales at ₹1,00,00,000, with assumed brokerage of 2%, add up to ₹8,00,000.

An adjustable illustration, not an average lifetime bill, property price or savings guarantee. Home-price differences and ongoing costs remain separate. The zero-fee policy needs project-specific funding and terms.

How this is calculated & what it leaves out

Formula: average sale price × assumed brokerage percentage × number of sales. The starting inputs are examples, not a claim about local fees or how often people move. Set the percentage to the amount you expect to pay, including any additional agent compensation you agree to cover.

This measures selling brokerage once per sale. It excludes stamp duty, registration or transfer charges, taxes on fees, legal and notary fees, separate purchasing fees, financing, moving costs, price changes and inflation. These costs are not assumed to disappear. Final policy documents must explain their treatment.

Stamp duty and registration charges are separate from brokerage. This calculator does not estimate them or claim they are waived. The final Navabiome policy must explain which costs it pays and how. For a state-specific official reference, see the Kerala Registration Department’s stamp duty and fee schedules ↗. A project in another state needs its own assessment.

The comparison covers one fee component, not the total cost of owning or living in either setting. All figures are in Indian rupees. Navabiome locations and prices remain undecided.

THE NAVABIOME IDEA

Your home may change.
Your belonging can stay.

The neighbours who know your name. Your morning walk. A table where there’s room for one more.

We’re shaping communities in India where those connections can last through life’s changes. Think of grandparents nearby, children with room to play, independent working lives and a home of your own—not an obligation to live the same way. Start with the lifestyle you want. Find a location that supports it. Move into a home that fits—and explore a different home in the same community when your needs change.

03

Roots that can outlast a home.

04

A place for purpose.

Rentable workspaces, studios, learning and chances to contribute make room for a meaningful daily life.

05

Gardens, shade, outdoor rooms and walkable connections make time outside part of ordinary routines.

06

Freedom through every chapter.

Understand the costs, have a voice, and keep clear choices to stay, rent your home, sell or plan your legacy.

ONE NEIGHBOURHOOD. A WHOLE LIFE.

01 / HOMES

Courtyard houses

One family. A courtyard of your own.

Detached single-family homes, each arranged around its own private, open-to-sky courtyard. One household, one front door, a kitchen of your own and a sheltered garden at the heart of the home.

Timber verandas · tiled roofs · open courts

How life happens here

A complete home for one family or household, with room for visiting family and homeworking. The courtyard belongs to that home; it is not a shared court for several residences.

Its place in the community

Near the green and learning spaces, with planting and covered thresholds between play, neighbourly life and private rooms.

The architectural idea

Kerala’s four-sided courtyard arrangement gives these buildings their centre. Deep eaves and roof drainage would respond to local rainfall; timber needs a realistic care plan.

This is a spatial vision, not a measured site plan. Building counts, services, levels and capacity will evolve with the location. Continuous step-free access is a design requirement to resolve; the illustration is not an accessibility assessment.

OLD WISDOM. A NEW WAY OF LIVING.

Places that feel
naturally human.

Whitewashed walls. Shaded arcades. Courtyards and hanging gardens. A breeze finding its way home. Each influence has a job: shelter, privacy, gathering, airflow or growing. Together, they form one coherent village.

01 / THE MEDITERRANEAN

Greek forms. Santorini light.

Whitewashed, stepped volumes and vaulted forms shape the homes. The Greek stoa inspires covered walks: a shaded edge where everyday life can meet.

02 / KERALA

Life around a courtyard.

Four wings around an open-to-sky heart, with timber verandas and deep tiled eaves. Each single-family house has its own private courtyard: a place for light, planting and everyday family life.

03 / THE ARAB WORLD

An invitation to the breeze.

Gulf barjeel forms give the work court its silhouette. Shaded passages and screened openings explore airflow, with performance tested for the actual wind, humidity and air quality.

04 / SPANISH COLONIAL & MISSION REVIVAL

Shade, warmth and welcome.

The commons pairs warm stucco, clay-tiled roofs, recessed openings and generous arcades. A restrained curved parapet gives the shared building a familiar, welcoming presence.

05 / BABYLON-INSPIRED GARDENS

A garden at every level.

Condo buildings of 40–60 homes include private residences, managed serviced apartments and Airbnb / short-term rentals where permitted, above shops, dining, cinema and coworking. Planted terraces step back into the light. This is an imaginative reference, not an archaeological reconstruction: greenery needs structure, drainage, water and ongoing care.

COLOUR, HELD IN BALANCE

Cream and green.
A little sun-warmed colour.

Limewashed cream, deep botanical greens and warm teak form the foundation. Ochre marks welcoming entrances; red clay tiles, laterite-toned stone and terracotta pots bring the warmth of an Indian garden courtyard.

ChalkSageOchreTerracottaOlive

India is not one climate. This tropical study foregrounds Kerala courtyard traditions; every Indian location needs its own response to heat, monsoon rain, water, access and local craft.

EVERYDAY LIFE IS THE WHOLE IDEA

A day with room
for all of you.

These are possibilities, not a prescribed way to live. A good community gives you more choices—and respects the days you want your own space.

Begin in your own way.

HOME → GARDEN → WORK COURT

01

A quiet start

Tea or filter coffee in your own courtyard. A shaded walk, some movement, or breakfast with neighbours if you feel like company.

02

A short journey to work

Walk to a rented desk, open your studio, work at home or leave for your job in town. The community supports different working lives.

03

Everyday connections

A child heading out to school, someone tending a growing bed, a neighbour pausing at the café. Connection happens through ordinary routines.

PART OF A WIDER PLACE

Schools, healthcare, transport, local businesses and the surrounding landscape belong in the location decision. Navabiome should connect you to a place, not become your only source of everything.

THE PRACTICAL SIDE OF BELONGING

Know what’s covered.
Know what you choose.

Individual home ownership is the preferred direction, alongside rental and flexible homes under consideration. The exact structure and prices will be set for each project.

The proposed business combines developing homes with ongoing community operations, workspace rentals and optional services. Each part needs a clear agreement and a sustainable budget.

01Your home
The purchase price or rent in rupees, plus any home loan, insurance, property tax, utilities and costs attached to your home. A move to another home has its own terms and costs.
02Shared community costs
Clearly stated maintenance charges for agreed shared spaces, landscaping, community staffing and reserves, with the role of any residents’ association explained. You would see what these charges cover.
03Services you choose
Workspace bookings, dining, cinema, rental management and any separately priced activities or support. Living here does not automatically make every service free.
04Costs when life changes
Zero real estate transaction fees are planned for internal moves. Any home-price difference, moving, adaptation or interim accommodation costs would be shown separately before you agree.

Before commitment: one clear view of your upfront costs, ongoing charges, included access and optional extras. No prices or returns are being advertised yet.

BELONGING NEEDS EVERYDAY CARE

A community is
something we look after.

Beautiful spaces are the beginning. Clear responsibilities, reliable upkeep and a real resident voice are what make them work over time.

01A voice in the place you call home

The proposal includes resident representation, regular forums and clear ways to raise concerns. Shared decisions need a transparent process that respects individual homes, beliefs and lawful ownership rights.

02An accountable team, every day

The proposed community team would coordinate shared-space maintenance, landscaping, resident enquiries, activities and housing transitions. Specialist operators would run workspaces, hospitality and any support services under clear agreements. Responsibilities, budgets and a route for resolving problems would be published.

03Know the costs. Know the responsibilities.

Before anyone commits, each project should explain home costs, shared charges, service options, maintenance reserves and who is accountable for delivery. Essential services cannot rely on everyone volunteering.

04Fair transitions, thoughtfully managed

Transfers need published eligibility, availability and allocation criteria. Flexible homes need a funded operating plan, with resident transitions ahead of spare-capacity short stays. There should be a clear route for resolving disagreements.

05Private life, shared respect

Gatherings and shared meals are invitations. Quiet hours, visitor access, pet arrangements, workspaces and events need agreed rules that protect rest, safety and the freedom to live differently.

THE SPACE BETWEEN CHAPTERS

Life doesn’t always wait
for the perfect opening.

We’re exploring a small pool of flexible homes to bridge resident transitions. They could offer a place to settle while a permanent home opens up or an existing home is adapted.

~8

flexible homes in the initial concept.
The right number will be tested against actual community needs.

Short stays may support spare capacity where permitted. Resident transitions come first. Availability, response times and any accommodation commitment will require defined, funded terms.

FREEDOM IS PART OF BELONGING

A clear path to
your next chapter.

You should understand your choices from the beginning. Staying, moving and ownership are different decisions—and the choice remains yours.

Garden condos · 40–60 homesManaged serviced apartmentsAirbnb / short-term rentalsRetail · dining · cinema · coworkingWork courtRentable workspacesFlexible homesTransition staysCommunity commonsCafé · dining · gatheringCourtyard homesSingle-familyGarden cottagesSmaller homes

Keep your neighbours. Free up space.

Sell your larger home and buy or rent something smaller within the community. Any money released is yours to use.

Zero real estate transaction fees are planned for internal moves. Net proceeds still depend on the sale, debt, the next home’s costs and final terms.

Our principle

A path to suitable accommodation and a financial exit are separate. Navabiome’s concept does not include a guaranteed developer buyback, sale price, rental return or immediate permanent home.

A FEW THINGS YOU MAY BE WONDERING

Good questions.
Honest answers.

How would zero-fee moves work?+

The planned policy is that residents pay zero real estate transaction fees when moving, upgrading or downsizing within the Navabiome ecosystem. Navabiome would handle or cover those fees. Any difference in home price and changes to ongoing charges remain separate. Funding, coverage and the treatment of taxes, financing and third-party costs must be defined before this is offered. The policy applies to internal moves; external sales would have separate terms.

Where is the first community?+

Navabiome is the India-focused community vision. No location has been selected. The Kerala, coastal and city-edge settings are design explorations, not announced developments. Tell us your preferred city and state. For communities outside India, explore our sister brand Noubiome.

Can I rent a workspace without living here?+

That is part of the proposal. Flexible coworking in the condo’s lower portion, the work court and creative studios are intended to welcome residents and people from the surrounding area through managed access. Prices, terms and opening dates are still being developed. Register workspace interest to help shape the offer.

Do the condos include managed apartments and short stays?+

Yes. The proposed condo mix includes private residences, managed serviced apartments and Airbnb / short-term rentals where permitted. Guest access, quiet hours and management would protect everyday residential life. The exact unit mix, rental permissions, operator and booking terms remain to be defined.

What is in the lower portion of the condos?+

The concept combines retail, restaurants, a cinema and flexible coworking below 40–60 homes per condo building. Public and residential entrances would be separate. The exact mix, operators, floor allocation and capacity will be developed with the site.

Do I have to join shared meals or activities?+

No. The idea is a private, self-contained home with shared spaces and invitations nearby. Participation in social life is a choice. Shared charges and essential obligations would be clearly explained before commitment.

Will I own or rent my home?+

Ownership and rental arrangements are still being designed. The concept allows for different home types and a clear path through changing needs. Final rights, costs and terms will be specific to each project.

Can I stay as my needs change?+

That is the ambition: a suitable home while staying connected to your community. Transfers depend on the homes and services available. Any accommodation commitment will need a defined scope, funding, response times and enforceable terms before it is offered.

Is this a retirement or care community?+

The vision spans life chapters and welcomes intergenerational connection. Ordinary housing is different from clinical care. We will define each project’s support services and work with suitable providers; comprehensive on-site care is not currently promised.

Can I sell to someone outside the waitlist?+

The interest list is intended to help connect potential buyers and sellers. It does not replace the wider market, guarantee a buyer or override an owner’s lawful sale rights.

What happens after I join?+

Your interest is securely recorded. We’ll use your preferences to understand demand and, once email updates begin, share meaningful developments. There is no deposit, housing reservation or obligation.
